Van Deusen of the city of Troy in the county of Rensselaer and state of New York, party of the first part, and Walter Van Deusen of St. Johnsville, Montgomery County, New York, party of the second part….land situate lying and being in the 3rd ward of the city of Troy in the county of Rensselaer and state of New York….lands now or formerly owned by one Lebbeus Burton………..lands now or formerly owned by H. G. Giles…..signed John P. Van Deusen in presence of M. Walrath, Notary Public, with seal of Montgomery County Clerk's office by Henry Wagner, Jr. that M. Walrath is a notary public in this county (February 4th, 1909)
